the selling process

Selling a home involves many moving parts, and our goal is to guide you through each stage with clarity and confidence. The overview below provides a simplified look at the general selling process, from determining an appropriate price to completing the final handover on closing day. Throughout the journey, we handle the details, offer professional advice, coordinate marketing and negotiations, and ensure you have the information and support needed to make informed decisions at every step.
STEP #1

Establish a Price

The first step is to establish a competitive and realistic price for your home. This starts with a Comparative Market Analysis to review recent sales of similar properties in your area. Factors such as location, nearby amenities, and current market conditions are also considered. It’s important to clarify your financial goals and timeline to ensure the pricing aligns with what you hope to achieve from the sale.

STEP #2

Prepare to List

Before listing, the property should be thoroughly prepared to appeal to the widest range of buyers. Begin by decluttering, depersonalizing, and completing a deep clean. Creating a neutral and inviting environment allows potential buyers to envision themselves living in the space. Staging key rooms can further highlight the home’s features and maximize its appeal.

STEP #3

Listing Agreement

Once the property is ready, the next step is to sign the listing agreement with your agent. Professional photography is arranged and for-sale signage is installed to ensure the home is presented at its best. The listing is then published on the Multiple Listing Service (MLS), and the seller is provided with copies of all listing documents and access to online listing links.

STEP #4

Marketing

Marketing begins immediately to attract potential buyers. New listing announcements are shared across social media and through agent networks. Additional exposure is generated through brochures, magazine advertising, and other targeted channels. Private showings and open houses are scheduled, while sellers are kept up-to-date through regular progress reports and online updates.

STEP #5

Offers & Negotiations

When offers come in, each one is carefully reviewed, considering the price, deposit, proposed closing date, and any conditions attached. Factors such as financing contingencies or inspection requirements are assessed to determine the certainty of a successful sale. The seller then decides whether to accept an offer, decline it, or submit a counter-offer.

STEP #6

Accepted Offer

After an offer is accepted, the buyer begins the process of removing conditions, which may include securing financing, obtaining insurance, or completing legal reviews. The seller provides necessary property documentation, such as disclosures, permits, and strata or tenancy records. Inspections, appraisals, and walkthroughs are scheduled, and any requested repairs are negotiated and completed according to the terms of the contract.

STEP #7

Firm Sale

Once all conditions are removed and the sale becomes unconditional, the final closing arrangements are coordinated with the seller’s lawyer or notary. The property is cleaned, any agreed-upon repairs are completed, and possession is prepared for the buyer. On closing day, the keys are handed over, and the sale is officially complete.
